Estimator – Anwyl Homes Cheshire and North Wales

Scope: Reporting to the Commercial Manager/Commercial Director, you will be responsible for the preparation of cost plans for both the land purchase exercise and appraisal of development opportunities, ensuring that all estimating work required to the deliver the business unit objectives is completed accurately and in accordance with individual development programmes.
Hours: 8.30am – 5.15pm (Mon- Thurs)
8.30am – 4.00pm (Fri)

Main Duties and Responsibilities:
- Assist Land team with land viabilities, estimating and completing land purchase exercise viability and financial packs if a bid is successful.
- On a minimum of a quarterly basis update appraisals on land purchased or controlled, on which construction has not commenced, to ensure margins reflect current layout and house type mix and market conditions.
- Ensure regional prime costs are robust, ensuring any cost movements and their impact on land viabilities are maintained regularly, to avoid out of date costs. Prime costs to include but not restricted to house pricing, labour costs, site work operations and remediation work, up to commencement on site.
- Prepare estimates of all construction costs, including all site abnormals, professional fees, site management costs and preliminaries. Input of all development costs into appraisals/viabilities. Support 'value engineering' exercises at appraisal/pre-start stage and report on any value improvement actions through the land/technical/commercial meeting.
- Attend prestart, design team and any other relevant meeting as required. Input and maintain the development budgets/land appraisals in required system and report on savings and excesses against budget/viability costs to the Commercial Director.
- Complete build spend/cashflow forecasts on land viabilities to establish peak spend periods.
- Be aware of new materials and methods of construction which would assist the business in maintaining or increasing its targets, and report on same.
- Perform any other duties as required by the Commercial Manager/Commercial Director.
The successful candidate will have the following skills, experience and attributes:
- Proven track record with experience of working as an estimator for a national and/or regional housebuilder.
- Must have a full understanding of current market conditions and build costs.
- Strong numeracy skills with excellent attention to detail, combined with the ability to collate, interpret and present cost data to facilitate the preparation of viabilities and budgets.
- Strong knowledge of all procurement/buying and quantity surveying activities.
- Be aware of all codes of practice that impact on cost estimating e.g. Building Regulations, NHBC requirements, HSE.
- Strong technical knowledge and understanding of site abnormal costs.
