Senior Land Manager – Cheshire and North Wales

 

From humble beginnings as the local joiner, founded by our great grandparents over 90 years ago, we became an award-winning builder of quality homes, now building around 800 new homes per year.

Anwyl Homes Cheshire and North Wales are looking to strengthen their regional land team with the appointment of a Senior Land Manager. As our Senior Land Manager you will primarily be responsible for the identification and acquisition of suitable new land opportunities to assist with the growth of the region. The successful candidate will work with the Land Director and other business departments as part of a close knit, experienced regional team on both short and medium term opportunities along with the progression of our current portfolio of sites as well.

 

Hours:             8.30am- 17.15pm (Mon- Thurs)

 8.30am- 16.00pm (Fri)

Location:        Ewloe, North Wales

 

The Senior Land Manager will be responsible for:

 

*         Actively seeking suitable new land opportunities on and off market within the area of operation that meet the needs of the company;

*         Responsibility for opportunities from site identification, design / planning / financial appraisal, bid /offer stage through to the purchase of the site;

*         Form and maintain close relationships along with keeping a high profile within an extensive regional contact base of local and national agents, local authorities and other developers;

*         Formulation and responsibility for site appraisals from initial review through to detailed bid / acquisition appraisals with required input from other departments;

*         Responsibility for procuring affordable housing offers along with negotiation and completion of legal agreements to secure delivery of affordable housing supply for the business. Ability to maintain relationships along with management of handover processes and customer care liaison.

*         Negotiation of legal agreements with solicitors and other parties;

*         Compilation and review of technical site assessments and appraisals;

*         Assisting in the securing of planning and other associated permissions / agreements with the relevant authorities, local residents and other stakeholders;

*         Attendance to meetings with prospective landowners / agents / affordable housing providers etc; 

*         Working closely with the land and technical director and all other colleagues to ensure the smooth and efficient delivery of new sites, and the ongoing management of existing developments and other assets.

*         Provide support to the Land Director, land team and management team where necessary;

*         Lead, motivate, communicate with and develop other members of the land team to achieve best performance;

*         Ensure land team files are maintained, preparation and submission of land sections of reports for meetings and land acquisition approval packs in consultation with the Land Director;

*         Take a lead role in developing and growing the reputation / profile of Anwyl across the region;

*         At all times comply with Company policies, procedures and instructions.

 

The Senior Land Manager will ideally have the following skills, qualifications and experience:

 

*         Proven track record of buying land and must be able to demonstrate previous work experience;

*         Personable with excellent communication, negotiation and networking skills;

*         Extensive regional contact base;

*         Detailed knowledge of our operating area and its residential / land market;

*         Good team player who is also self-sufficient, being able to work independently;

*         Technical knowledge to a practical level with an ability to assess and analyse information;

*         Highly literate and able to understand and interpret complex legal documentation;

*         Highly numerate with the ability to undertake residual valuations for land appraisals, undertake comparable sales valuations and provided analysis;

*         In-depth knowledge and understanding of the planning system.

*         Strong problem solving abilities & able to work under and handle pressure well;

*         Flexibility and perseverance;

*         Willingness to travel (as required with the job);

*         Ability to plan, prioritise and organise own workload;

*         Discretion and integrity in attitude and approach;

*         Excellent administrative and IT skills (Excel, Word, PowerPoint);

*         Must hold a full clean UK driving licence and be a competent driver as the role requires a proportion of your time out of the office to attend site visits, meetings etc;

*         Proven experience in delivering affordable housing through Section 106 agreements and strategic partnerships with Housing Associations.
